One of the most critical aspects of property management is tenant screening. With over 50 years of experience evaluating applicants, we have the knowledge needed to place qualified applicants in your home. We use a third-party company that verifies credit, employment, criminal records, income, current/past landlords and employers.
Schedulling Maintenance and Repairs
We have a network of third-party licensed and bonded contractors with reasonable prices to service and maintain the properties we manage. We make no money on repairs done to the home and have no financial relationship with any of our contractors.
Rental Rate Analysis
60 days prior to a lease expiring, we will conduct a market analysis for your home. We will look at subdivision specific comps to determine the market rate for your home. Rates are negotiated to the highest possible level depending on market conditions, quality of the tenant, length of the lease, type of property and the time of year. Setting proper rental rates and maintaining a strong marketing effort has allowed us to exceed a 95% occupancy rate.
Providing legal documents and advice
Lease and other documents used adhere to the Texas property code and explain landlord rights and tenant responsibilities. Although complete background checks are made, occasionally tenant problems arise. We retain our own attorney who provides legal advice and services at a reasonable fee.
Collecting rents and deposits
Rent is due on the 1st and late after the 5th. Owners statements are sent and deposits are made to your account on the 10th of each month. Tenants who have not paid by the 5th are sent a late notice. If a tenant has not paid by the 10th, a constable is sent to serve a notice to pay or vacate. Although evictions are rare, we will expedite the removal of a tenant from the property as quickly as the law allows.
A detailed accounting statement is created each month and a copy of the invoice for any work performed on the property is provided. An annual end of the year accounting is provided for each owner for tax reporting.
We perform all initial and move out inspections ourselves. The homes are videoed to document their condition. Annually, we use a third-party inspection company to create a report with pictures to document the condition of the property. These can be exterior only or interior and exterior photos. This report is created for a reasonable fee.
